INTRODUCTION
In 1923, the Palos Verdes Project set out to create an ideal garden community where “every possible protection has been established, to make sure that the neighborhoods in Palos Verdes can never be spoiled.” Those protections were documented in numbered Declarations of Establishment of Local Protective Restrictions, Covenants and Conditions (C, C & R's) covering every property in the city of Palos Verdes Estates and the original section of Miraleste in Rancho Palos Verdes. To this day, every property is subject to these recorded deed restrictions.
The power to interpret and enforce certain of the restrictions resides with the Palos Verdes Homes Association – a non-stock, non-profit body under the laws of California - and the Palos Verdes Art Jury created and established as provided in Declaration No. 1 to uphold, preserve and perpetuate the C, C, & R's.
As a Homeowner, you should make yourself aware of the restrictions particular to your property such as Architectural Type, Zoning Class, Setbacks, Roof Type, Lot Coverage and Maximum Floor Area.
