Palos Verdes Homes Association

Fortunate to have lived in PVE for 36 years and raise two sons here, Christine answered the call to serve the community and friends that she and her family are grateful to call home. With her executive background in finance, consulting, and operations, Christine brings a dedicated sense of purpose and urgency to her work on behalf of all Homes Association members. Open to all challenges, her immediate focus includes protecting our enviable, bucolic single-family residential neighborhoods, fiscal management, and enhanced communications.

Christine McNamara

Mahmoud Farzaneh has been a resident of PVE since 2021.  He is a father of two young children and raising them in a great neighborhood was part of the reason he and his wife moved to PVE.
He is a structural engineer and has practiced engineering in Southern California for about two decades.  His focus has been on large commercial and residential projects as well as renovation of historic buildings.  He has worked with many renowned architects throughout the region and he manages a group of 20 engineers and drafters.
He is delighted to be part of the board of directors of Palos Verdes Homes Association and be working with the board members.

For the last 18 years Keith has lived in the South Bay, but just two years ago finally moved with his family to Palos Verdes. For many years it was a goal to move the family to Palos Verdes Estates in 2021 that dream finally came true. After graduating from UCSB with a double major in finance and communications he completed graduate school at CSUN, earning a master’s in business administration. Keith has volunteered at Cedars Sinai and served on the board of directors for several chambers of commerce including Simi Valley, Calabasas, and Redondo Beach. Some of Keith’s achievements include earning the Eagle Scout rank, obtaining the Series 7 General Securities Representative designation and reaching a black belt rank in jiu jitsu where he helps teach young children self-defense. Keith plans to use decades of experience in asset management and property management to uphold the policies and regulations that make Palos Verdes such an unequalled and cherished place to live. Keith understands the comprehensive and careful planning involved in the original vision of Palos Verdes has sustained the peninsula’s majesty for the last century. Keith offers his mindfulness and attention to detail for future years of protecting the high standards and aesthetics of Palos Verdes. Additionally, He plans to help facilitate efforts to improve office systems and operations in order to productively streamline workflows and ensure each project receives the attention and dedication deserved.

Keith Geiger

Philippe and his wife, Julie, moved to PVE in 2021 to start their family.   They fell in love with PVE for its strong sense of community; and are excited about the roots they are putting down in a one-of-a-kind place. Philippe is an accomplished aerospace engineer.  He received his bachelor&#8217;s in aerospace engineering from the University of Southern California in 2002. He was recruited to develop avionics for, at the time,  a small startup called SpaceX.  In 2008, he attained a Masters of Science in Electrical Engineering from the University of Southern California.  Since then, he has led several Aerospace Engineering companies and now serves on a handful of advisory boards for space startups.  As a director of the PVHA, Philippe aims to bring some process efficiencies and assist with automation and online services to help expand PVHA’s capacity to serve our community.

Philippe Kassouf

Kim Rhodes is the mother of 4, and has owned a home in Palos Verdes Estates (PVE) since 2017. She shares your love for the PVE community and is committed to making positive contributions as a neighbor. 
Professional Background: Currently, Kim is a Director in the Career Office at Loyola Marymount University where her son is a student. She leads the employer relations team and teaches a first year orientation course. Kim has spent most of her career as a corporate executive, board secretary and attorney in tech, fintech and health services for global enterprises (IBM, SAP, Citibank, Walgreens) and high growth start-up businesses. She has published peer-reviewed law journal articles on emerging technology, privacy and security topics. Kim earned a BA from the University of Pennsylvania and JD from Villanova University School of Law. 
Volunteer Leadership: An advocate for civic engagement, Kim is the founder and board chair of a national nonprofit benefiting cancer research. In the PVE community, Kim served as a volunteer member of the Palos Verdes Homeowners Association (PVHA) Elections Committee in 2020, the City of PVE Parklands Committee from 2020-2022 and the Palos Verdes Residents for Responsible Government (PVrrg) Steering Committee from 2020-2024. She is also a current PVPUSD parent who served as class parent at Lunada Bay Elementary 2019-2020 and a Board member and Secretary to the PVIS Booster Club 2020-2023.

Kim Rhodes

Originally from the Boston area, Brian graduated from Boston College with a degree in Economics and Chinese. Brian later attained his MBA from the University of Hawaii and worked as both a Chinese Translator and Portfolio Manager at a $300M Hedge Fund. Currently, Brian is a Managing Director of Analytics at OMD- the largest Media Agency in the world. With his team of 46 Analysts and Data Scientists Brian helps Fortune 100 companies improve their Advertising campaigns. Brian has lived in Palos Verdes Estates since 2021 with his wife Darian and two daughters Brady (7) and Tomi (2.5).

Brian Pressman

<li>Born in Montebello, California in 1958, Jeff was raised in Costa Mesa. He attended California Polytechnic State University School of Architecture in San Luis Obispo and graduated in June of 1982. During this time, he also spent a year studying in Florence, Italy. Jeff’s first job after graduation was with Stewart Woodard and Associates in Costa Mesa where he worked from 1982 to 1984. Soon after, he struck out on his own and has been self-employed to this day. As a member of the Art Jury since 2003, Jeff is licensed in California, Hawaii and is NCARB-registered. Jeff, along with his wife Sharon, son Alec and daughter Noelle, reside in Huntington Beach, California.</li>

Jeffrey Dahl, Architect

<li>Carolbeth was born in Palos Verdes Estates and had the privilege of attending Montemalaga Elementary School, Malaga Cove Middle School, and Palos Verdes High School. After graduating from PVHS, she attended University of Southern California and received a B.S. degree in Marketing and Finance. She received an M.A. degree in Architecture from Southern California Institute of Architecture.
After living and working in San Francisco, New York City, Dallas, and Manhattan Beach, Carolbeth made the decision to return to Palos Verdes to raise her children. Now a three generational family here in Palos Verdes Estates, her parents reside nearby in the home they have lived in since 1962.
Principal of Cozen Architecture for 20 years, Carolbeth has also served as a national, regional, and local Board Member for the American Institute of Architecture (AIA) and currently serves on the Board of Directors for the AIA Long Beach/South Bay Chapter. Appointed in 2012, she has served on the Membership Committee of the Palos Verdes Golf Club. Responsibilities include direct oversight for promoting the club as a city asset to the residents of Palos Verdes Estates and ensuring that the club membership adheres to the rules and regulations of club by-laws and the city concession agreement. Keeping with a desire to serve the community, she is also a Mentor for the PVIT Engineering program at Palos Verdes High School. Carolbeth serves as Co-Director of Mobile Pediatric Orthopedic Education, a foundation dedicated to training undeveloped countries in Pediatric Surgery. She has also worked as a volunteer with the Cambodian Children’s Fund in Phnom Phen.</li>

Carolbeth Cozen, AIA, Architect

<li>Doug is a native of the South Bay where he lives with his wife, Debi, of 37 years. He attended California State Polytechnic University, San Luis Obispo, graduated in 
1980, was licensed as an Architect in California in 1985, and has had his own business for 38 years. He has designed over 900 custom homes and multi-family 
projects in the South Bay. Doug and his wife have two adult children, Kyle and Michelle, and three beautiful grandchildren. Doug’s outside interests include all 
sports, reading, dining with family and friends, and babysitting the grandkids. Doug has returned to the Jury after having served for 15 years in the early 2000s.</li>

<li>Stuart Magruder, Architect, is the founding principal of Studio Nova A Architects, an architecture and design practice based in Redondo Beach. The Studio’s work includes residential and commercial projects, and specializes in highly sustainable contemporary architecture. The Studio has built projects all over Southern California, and has developed excellent relationships with building departments and with quality contractors who can get your project built.</li>

Stuart Magruder

<li>As the newest member of the Art Jury, Miriam brings welcome expertise in landscape design. Miriam has extensive knowledge and experience working with water-wise plant materials, which are appropriate and often native to the Palos Verdes Peninsula. She has been leading design and installation projects across Los Angeles for nearly 20 years.
Miriam earned her degree in Fine Arts from CSULB, and later returned to school to follow her true passion and study Landscape Architecture at UCLA while raising two daughters. Miriam has earned numerous awards throughout her career, including an ASLA Award for Residential Design at Rocky Point in Lunada Bay, First Place Annual Beautification Award from the CLCA for the redesign of the promenade at the American Honda campus in Torrance, an Award of Excellence from Sunset Magazine, an honorable mention for the Entry Garden at the Pasadena House of Design, recognition of good land use and excellence in landscape design for the Bird Habitat at Conejo Valley Botanical Garden, and awards for the best overall design, interpretation of theme, and diversity of plant material at the Los Angeles Garden Show hosted by the California Arboretum Foundation.
Miriam is a licensed contractor and the owner and principal designer of Rainville Design Studio, a full-service landscape design and build firm in Redondo Beach. She works closely with her five-person team and clients to create thoughtful, comprehensive outdoor environments. Miriam specializes in residential projects and her “less is more” aesthetic involves all the senses and features native landscapes, water-wise plant materials, durable hardscape materials, and custom furnishings to create spaces that are sustainable and restorative.</li>

Miriam Rainville, Landscape Designer

<li>Dan is an architect who grew up in PVE, attending Valmonte Elementary, Malaga Cove Intermediate and graduating from PV High. He attended university at Cal Poly, San Luis Obispo, graduating in 1973. He also qualified for the study abroad program in Florence, Italy where he spent his fourth year of architecture. After graduation he worked for Neil Stanton Palmer, Architect, who was located on the hill, for four years before he became licensed as an architect. Dan went out on his own shortly thereafter in 1977 with a friend from college, Dale Malcolm, as his partner. Their first oOice was in Malaga Cove Plaza where they specialized in designing single family homes on the hill.
As they grew both in size and project types, they moved the firm to Hermosa Beach and eventually into Torrance where they have been located since 1990. Dan specialized in infill housing of all types and densities, and Dale specialized in industrial /R and D projects. He has served as a board member of the LB South Bay AIA, a member of the Urban Land Institute, and the NCARB. The firm has garnered over 70 National Design awards over the years for their work in housing. In June of 2021 they were purchased by BSB Design, a large national residential design firm with 12 oOices throughout the United States.
Dan is currently a consulting partner to BSB where he works part time. He is a member of the PV Golf Club and lives with his wife Jan in the Malaga Cove area of PVE. They have been blessed with four children and eight grandchildren who keep them young at heart. Jan and Dan have traveled to all seven continents and continue to travel extensively. Dan’s hobbies besides golf, are he still rides motorcycles, snow ski’s, water ski’s and has been working out consistently with the same crew for over 35 years.
As a new member of the Art Jury, he wants to continue to preserve the quality and architectural integrity of the community which he has lived for most of his life.</li>

Dan Withee

Savery’s family moved to Palos Verdes Estates in 1967. Her parents still live in the house she grew up in—one of the older homes in the city built in 1928. Savery’s early career was in interior design working for both residential and commercial architectural firms, before taking a leave to raise her children. She has been working at PVHA since 2012.

Savery Nash

Milet brings with her over 20 years of design practice experience in Architecture/Urban Design, Commercial Interiors, Master Planning and Landscape involving private and public entities.  She was involved in projects that included commercial offices, retail, higher education, healthcare, public parks and recreation, and residential clients.
Milet has a Bachelor of Science Degree in Architecture from the University of Santo Tomas in the Philippines, and was a licensed architect in Manila before moving to Los Angeles. Milet completed her Graduate Certificate in Landscape Architecture with Distinction at UCLA while working at various architectural offices in Southern California and before joining the PVHA.  She is a LEED AP BD+C certified professional.  She is also a docent‐in‐training and garden volunteer at the LA County National History Museum, and recently certified as a UC Master Gardener.
Milet frequents the South Bay beaches and gardens with her husband and young son for local nature trips.

Pamela Velasquez has been an Administrative Assistant for over 40 years. She has extensive experience in the design and construction industries. Pam has worked at PVHA since 2012, where she performs all administrative tasks.

All property owners in Palos Verdes Estates or Miraleste in Rancho Palos Verdes are automatically members of Palos Verdes Homes Association. We encourage every member to increase their involvement with the Palos Verdes Homeowners Association by attending meetings and volunteering for vacant positions. We look forward to working with you!

The Annual Meeting of Members, per the bylaws, is held the second Tuesday of January at 7pm.  Meetings are held virtually on Zoom.

We’re a regulatory body that is responsible for ensuring that architectural integrity and building aesthetics are maintained throughout the communities, including management of the protective deed restrictions, architectural controls, overall site improvements, and all building and landscape design.
In addition to issuing approvals, we provide the necessary city contacts and help commercial and residential property owners, prospective buyers, real estate agents, architects, and contractors navigate the complex development, planning, permitting, and building process.
